Asset Management

AVP uses its hotel operations expertise to monitor on behalf of the owner or lender the performance of the hotel Management Company to assure the achievement of maximum revenues, profits, and asset value of the property.

 

Primary areas of focus:

Maintain and develop positive relationships with internal and external constituencies; tenants, owners and partners, lenders, General Managers and management company staff, to facilitate decision-making; in regard to implementation and pursuit of strategies for value creation.

Maintain constant and regular communication with the General Manager and other property contacts. Review, analyze and report monthly hotel performance. Complete standard monthly owner’s meeting reports and prepare and distribute project updates on a regular or as needed basis.

Monitor performance through monthly or quarterly meetings with management companies, owners and partners, and tenants. Perform ongoing review of current and future strategic fit relative to physical product, location and market, historical, current financial performance and capital improvements.

Ensure compliance to property and ownership specific issues and contracts. Complete and maintain abstracts of all significant contracts and documents, such as management agreements, ground leases, partnership agreements, licenses, etc. Review all proposed property related contracts for business content as well as potential conflicts with existing obligations.

Review and approve annual business plan (including marketing plan). Review asset positioning and make comparisons to market competitors. Provide feedback as needed. Review owner and long-term capital plan providing direction and prioritization. Monitor project escrow balance for anticipated shortfalls. Coordinate review and approval.

Provide cost reduction and revenue enhancement guidance. Evaluate margins and individual line items against benchmark. Evaluate and implement as necessary new revenue or cost reduction initiatives as required.

Assist in hold and/or exit strategies, transaction closings, underwriting new development or acquisitions with regard to valuation, and pro forma analysis. Review and/or negotiate due diligence materials including management agreements, franchise agreement and other, as required.
